POPULATION MAKES VALUES
ALWAYS AND EVERYWHERE
The census figures of Oklahoma are full of meat.
iHiiu Population 258657 Indian Territory and Oklahoma.
1900 Population 7!io::!H ; gain r:u I in ten years
1907 Population 1414177; gain 623786 in seven yeara.
nun Population 1657155; gain 242978 Lu three ysara
Oklahoma's increase of 866764 for the ten years ending 1910
exceeds thai (' every state in the Jnion save alone New Fork.
The three years 1907 to 1910 merit special analysis. The
treasons of l!7 1908 and 1909 were fruitful with ahundanl rains
iill over Oklahoma. Yh wesl of ;i north and south line crossing
Hit- state along the wesl boundary of old Creek Nation were six
. . iinti. s thai actually lost 9000 population during these three
good yea is.
On this Bide the 50 mile ili' oil gas and coal belt having
Tulsa for its center and reaching from Kansas south to the Ar-
buckle Mountains gained 76000 population. Less than one tenth
the area of Oklahoma here received more than one-third the en-
tire state's increase.
Then came the dry years of l!l( and 1911 bringing a pro-
nounced centering of immigration iu our oil and gas field towns
that is now almost a stampede. All central and western Oklaho-
ma has lost while Tulsa in uarticular. is receiving the benefil of
this movement . Ruice t he
1910 census 1290 new dwellings have
been built in Tulsa. Counting Pour persons to each (a very low
estimate) this means over 5000 persons added to Tulsa during
these two chy years. Today modern houses are Bcarcer here than
ever before. 'Three hundred could be rented in fifteen days to new
people if houses could be had.
Remembering all this let's look ahead a little. Oklahoma
may safely expect 750000 new people by 1920. Two thirds of
these will settle in easieni Oklahoma 300000 of them coming to
the towns and cities of the oil and mis field. Tulsa will attract one
in every ten coming into Eastern Oklahoma or 50000 people in
eighl vi-ars more. This is no extravagant estimate. Tulsa is Okla-
homa's only citj getting substantial factories every month in the
year It leads the state in growth. In 1890 Tulsa claimed 150 peo-
ple; the 1900 census showed 1390; 1907 showed 7298; 1910 showed
is 182 and this year's directory around 27000. With eighteen
times as many people here now as in 1900 Tulsa has only begun to
grow. It is now the recognized oil and center. It is the fac-
tory center and rapidly being so conceded by other towns. It must
become the banking and commercial center. These are inevitable
fruits of our natural advantages and the energy of our citizens.
1912 will hi' the greatesl year in Tulsa's history. More money
is coming here for investment than ever before. The past week
alone saw 300 men added to our pay rolls. By May 1st twice as
many more will be required. Our 1912 payroll will pass the $6
000000 mark. People are coming from every state in the Umon.
Every time population doubles real estate values are multiplied
by four. Are you to get anj ofthisl f paying rent why not stop
thisdrainl Getastarl for a home of your own. Any part of the
itv will pay good returns on your purchase. We are convinced
that ORCHARD ADDITION is the cream of the best.. It will
pay you and please you. It has the location; is right on car line
with no railroad grade crossings; only 5 minutes' ride east from
Main and Fouith OT the Union Traction line car leaving on the
hour and half hour. Prices are very low and $1 down and $1 a
week a lot buys the choicest homesite here. Como out today and
