CHICAGO, July 30—lift—Property
owners can protect their invest-
ments with title insurance, accord-
ing to N. G. P. Krausz, assistant
professor of agricultural law at the
University of Illinois.
Title to real estate is never per-
fect, Krausz said, it can only be
good or “merchantable.”
This is because land acquires
new owners, mortgagees, tenants,
trustees, heirs and other parties
who have various legal interests,
he explained.
Even if all links in the chain of
title are available in courthouse
records, Krausz said, there is still
a slight possibility of imperfec-
tion in the title.
Title insurance does not improve
title. But it does protect the owner
from financial loss if another party
should establish a valid claim
against the land.
Property owners often get a sin-
gle premium policy that remains
in effect until title to the property
is transferred to another, Krausz
added.
