Only within the last fifty years have
building and loan associations had an
existences. So popular has been this
plan of investment that the report of
tho latest census is that thore aro now
nearly 0000 In this country lloncllt
building societies as they wore called
were established In T.ngland during
tho reign Of William IV but It was
not nnlil four years later that any-
thing of tho kind was established .In
this country. The first oily in which
tho building and loan experiment was
made was Philadelphia nni because
of tho associations thus planned that
olty has become and Is so designated
tho city of homes while tho great pro-
portions to which' thct.0 associations
have reached everywhere is a mutter
of surprise.
Tho report on building and loan as-
sociations which Includes co-operative
banks and loan and saving associa-
tions shows that thoso of tho United
Stoics have net assets of over $ir0
000000 havo tnado a total profit cf
more than 830000000 nnd havo helped
to sccuro over 100000 homes.
When it is remembered that these
largo sums represent to a largo extent
tho savings of thoso persons who
could novor hopo to sayo enough to
have a bank account It Is readily seen
what a boon they havo been to the
small wago earner. In addition there
is perhaps no ono agency that has
taught people economy in small things
as has Hut monthly payment of dues.
Then loo. tho associations taught
lessons in finauco nnd it Is to tho
credit of tho men who havo had them
In charge that so fotv losses have been
met with.
In this city tho local building and
loan association has recruited its mem-
bership from every walk of life tho
mujorltyof tho stockholders however
being wago-earnors who aro thus en-
abled to lay by each week a small
amount which is always available
when a rainy day comes and in tho
meantime draws interest and divi-
dends compounded sotut-aiiniiully. It
is the poor man's bank where every
man Is depositor and stockholder com
bined and where tho man who savos
but 25 cents per week has an equal
voto with tho one who puts in fifty
times as much.
Tho (liithrlo association during tho
five years of its existence has loaned
an aggregnto of fortj-two thousand
dollars divided Into ulghty-ono differ-
ent loans ranging In nmoitnt from
5100 to 18000 and every otc of tho
olghty-ono loans represents a homo
bought or built. This money is all
tho Bavlngs of tho stockholders paid
In In small amounts that othoruiso
would oftentimos havo bcon spent
foolishly and as n result several hun-
dred pjoplo havo nice little deposits
of cash to fall back on and many inoro
homes havo been added to our city.
As the agent which Induces the erec-
tion of these homes tho association Is
an Important factor In the building up
of tho olty and when ono considers
that most of this money would havo
been borrowed from outside com-
panies had it not been for tlio exist-
enco of the local association and the
flflcon thousand or inoro dollars Inter-
est sent out of tho city and terrltoty
instead of being divided up as divi-
dends and credited to the stock of
each member of tho association in pro-
portion to the amount paid In ho be-
